We hired Elijah Shanks to help us sell a rental property that was part of my fathers estate. I live in San Jose, whereas my father's estate is in Los Osos, so I needed a lot of of extra help on this sale. Elijah is extremely sharp, hard working, trustworthy and constantly maintains a positive and highly professional attitude. He was a pleasure to work with throughout the process. He performed a highly detailed comparative market analysis for us, to help us understand how our property compared to others on the market in Los Osos, and think about our pricing strategy. Elijah was extremely proactive and supportive, facilitating the pre sale inspections and repairs required before listing the property. Elijah leveraged a network of inspectors and contractors through his brokerage, which were very cost effective. He scheduled all of the work for us and provided access to the house as needed. This was a huge benefit for me, allowing me to oversee the process remotely from San Jose (a 3 hour drive away). Elijah even helped purchase some odd items that were required for repairs, and made sure they were on hand when the contractors arrived. Elijah worked very hard during the marketing process, scheduling frequent open houses, many private showings, and mailing out hundreds of marketing flyers to maximize our exposure to prospective buyers. He was very patient with our desire to get the best price possible, and we ultimately received a very good offer for the property (now on the final stretch of escrow, with contingencies lifted). This was a probate sale, which complicated things a bit, requiring extra steps with regard to approval from all heirs, etc. Elijah worked directly with our legal document assistant, providing important paperwork needed for the probate process. I highly recommend Elijah. He's has has a rare combination of ability, great attitude and integrity. I'll certainly work with him again next time I need help with a sale or purchase in the SLO area.
